Land and Real Estate
What should I look for when buying land for a Logical Home?
Generally speaking a flat, level piece of land is more desirable than a sloping piece of land. The more irregular the terrain, the greater the cost of site preparation and the foundation system. In some markets (such as Los Angeles) the cheapest land is often the least buildable land. Steeply sloped land can often require foundations that cost more than the house itself.Adequate vehicular access is also important. The adapted cargo containers incorporated into our homes require plenty of space for delivery and installation. This involves large trucks and cranes.
Our Basic Feasibility Assessment can help you to determine the suitability of a specific lot of land.
Materials and Methods
If I build a Logical Home, who will be the General Contractor?
Logical Homes only works with qualified and licensed builders who will assume the role of General Contractor on your project and will assign a specific General Contractor to your project.Under this Design-Build model, the same person who designs your home is responsible for building your home. Peter DeMaria, AIA, Creative Director and Chief Operating Officer of Logical Homes is a licensed contractor.
Financing
Can I get a "regular" home loan to buy a Logical Home?
Yes. All Logical Homes are built to standard IBC/UBC/NBC building codes just like "regular stick frame" homes. Because you are building a new home, and not buying a finished home, you will likely need a Construction Loan to build your Logical Home. Please see our Financing page.Timeframe
If I order a house today how long will it take to build?
The fabrication and construction period is approximately 12 weeks. However the final schedule is dictated by the governing agencies in your locale. Typically a project is ready for move-in approximately five months from the completion of the Permit and Engineering Phase.
